Window Cleaners · Victoria

Below a few storeys, window cleaning is a one-person job. Above it, nobody does it alone.

A ladder or an extension pole reaches most suburban glass end to end, and one person does the whole job standing on the ground or a rung, nobody else needed. Somewhere above a few storeys, that stops being true. The glass hasn't changed, but reaching it has: a swing scaffold, a boatswain's chair or a boom lift has to put a person level with the pane, and that access method itself needs a second person on site, not a longer ladder. A $90-$2,500 range covers both jobs, and pricing the second one like a bigger version of the first is how the lift and the extra person quietly stop being in the quote.

We build for window cleaners running a suburban round through Geelong's newer estates and quoting commercial high-rise contracts across Melbourne's CBD towers.

The whole argument

The line a ladder stops reaching on a window cleaning job

A window cleaner's glass is the same glass whether it's a bungalow or a boardroom. What splits the trade in two is how a person actually gets to it.

Lifted to the glass
  • One person
  • A swing scaffold, boatswain's chair or boom lift

A high-rise office tower, or a multi-storey building's upper floors. The access method itself puts a second person's labour into the job, an operator running the lift or a second person on the scaffold, because nobody can get to this glass alone.

Ground, ladder or pole
  • One person

A single-storey house, most double-storeys, most shopfronts and low-rise commercial glazing. One person carries a ladder or an extension pole from window to window and finishes the job alone.

Nothing about that line is a business choice. Below it, one operator can price and run the whole job. Above it, the job genuinely cannot be done by one person working alone, and pricing it as though it can is where the underquoting starts.

What we build

What we build for a window cleaning business split by how far a person can reach

Five things, each built around the same line the section above just drew.

Custom websites

A site that only shows a per-window house-clean price undersells the high-rise contracts on the other side of this page's argument, and a site built only around access work loses every suburban round comparing a quick, simple price. Neither audience gets a second site.

How we build these

Local SEO for window cleaners

Real hiring intent sits behind "window cleaning near me" and a suburb name, not the bare word "window cleaner", which mostly returns robot cleaners and squeegees from a hardware aisle before it returns a business to call. Built around what someone hiring actually types.

SEO and local search

Google Business Profile for window cleaners

A building manager shortlisting a high-rise contractor checks the listing for a business that looks equipped for the job, not just busy. A homeowner just wants to know someone will show up. One profile has to carry both impressions at once.

AI automation

A commercial enquiry usually takes longer to compare than a house round, because there's more to price in once a lift or a scaffold is involved, and a quote sitting untouched mid-comparison is the real leak. A message goes out before that gap turns into silence, without anyone having to remember to send it.

How the automation works

Back-office support

A house round and a high-rise contract cost completely differently to run once lift or scaffold hire is counted properly, and a quote that treats them the same eats margin fastest on the bigger job. Quotes and invoicing run off the real numbers for whichever side of the line a job sits on.

Householders and building managers alike tend to book an exterior clean before the brighter months make a dirty window obvious, and before end-of-year functions or open-for-inspection periods. This is Delta's own commercial read, not sourced to any regulator: nothing about this trade breaks on a fixed date the way a hot-water system does, so it's a preference pattern, not a deadline, and it holds the same shape on both sides of this page's access line.

Checked, not assumed

No trade licence covers window cleaning. One business structure needs a different one.

Cleaning a window, at any height, isn't an occupation Victoria licenses. A sole trader or a small owner-operated crew running a suburban round needs no credential at all, on the strongest, most specific government check available for this exact kind of work.

That finding flips, though, the moment a business puts employed staff into cleaning a commercial building's exterior rather than working alone. The same government guidance that clears a solo house round by name also names a window-cleaning business supplying staff to a high-rise contract, and reaches the opposite conclusion. Height on its own isn't what triggers it. Supplying the labour is.

Checked directly against Labour Hire Authority Victoria's own published guidance, which names a solo house-cleaning round and a labour-supplying high-rise contract as two separate scenarios with two different answers. Verified 2 September 2026.

A separate rule, for the machine

The lift has its own rule. It isn't the business's licence.

Once a job needs a boom-type platform to put a person level with the glass, a second, completely different question appears: not whether the window-cleaning business is licensed, but whether the person running that specific machine is.

A boom under a stated length, a scissor-type platform, or any other elevating work platform needs the operator to hold recognised training, not a licence at all. Cross that stated boom length and the operator personally has to hold a credential specific to that class of machine. It attaches to the individual running the lift, not to the window-cleaning business, and it says nothing about the swing scaffolds or boatswain's chairs a high-rise job might use instead.

Read directly off WorkSafe Victoria's own equipment standard, in the table setting out what evidence of operator competency each class of platform requires. Verified 2 September 2026.

Before you sign anything

What holds true on both sides of the reach line

None of these change depending on whether the job's a house round or a high-rise contract.

01

Your ABN, not ours, on everything

The domain, the site and the Google listing register under your own business from launch day, house round or high-rise contract. Walk away and you take every one of them with you, fully intact.

02

No contract that outlasts a single job

Every booking runs month to month, house round or high-rise contract alike. A written note ends it, and nothing extra gets charged on the way out.

03

We'll say when a job needs a lift, not just a bigger ladder

A house round and a high-rise contract get quoted for what each one actually needs to get done safely, not the same per-window rate stretched to cover access equipment you haven't budgeted for.

Worth ten minutes

What a job above the reach line actually has to cover before it's a house round with more windows

A ladder job and a lift job aren't the same job priced twice, and quoting the second one off the first one's numbers is how the lift or swing-scaffold hire, and the second person the access method itself requires, quietly stop being covered. Put a real $90-$2,500 job through the calculator and check whether an access-method job still covers what it actually costs to run, not just what a ladder job would.

Questions people ask before they book a window cleaner

Does a window cleaner need a licence to work on my house or my building?

Not as an occupational trade, on the strongest government check available for this work. What actually matters is the business structure: a sole trader or a small owner-operated crew running a house round needs no licence at all, but a business supplying employed staff to clean a commercial building's exterior is named specifically as needing one. Height on its own isn't the trigger. Supplying the labour is.

Why does a high-rise window clean cost so much more than a house clean?

Because it isn't a bigger version of the same job. $90-$2,500 covers both, and the top of that range exists because a job above the reach line needs equipment hired, a second person on site by definition, and, past a certain size of lift, an operator holding their own credential for that specific machine. None of that scales off a per-window house rate.

Does a window cleaner need a special licence to use a cherry picker or boom lift?

The operator does, once the boom crosses a stated length. Below that length, on a scissor lift, or on any other elevating platform, the operator needs recognised training rather than a licence. It's a credential the individual running the machine holds, not something the window-cleaning business itself is licensed for, and it doesn't cover the swing scaffolds or boatswain's chairs a high-rise job might use instead.

Who owns my website and Google Business Profile once it's built?

Your business's ABN sits behind the domain, the site and the listing, not Delta's, whether the work on show is a suburban round or a high-rise contract. Leave whenever you like and every one of them goes with you.

Is there a lock-in contract?

No fixed term either way. It runs month to month, cancelled with an email, and there's nothing to pay on the way out.

How much does a website cost for a window cleaning business?

Depends which side of the reach line most of your work sits on, and we won't guess before we've looked. Point us at what you're already running and we'll say plainly what's carrying its weight and what fixing the rest would cost.

Other trades that also work above the ground

The trades whose work sits right next to a window cleaner's height problem

One shares the same roofline for a different reason. One solves the same height problem from the ground instead. One runs on its own separate paperwork on the same building.

Gutter Cleaners

Works the same roofline a suburban window round often finishes at, for a completely different reason: clearing debris, not squeegeeing glass, and it's the one neighbour trade that mostly never needs the lift this page argues about.

See the gutter cleaner page

Pressure Washing

Reaches height with a wand fed from the ground, never by lifting the operator to the surface being cleaned. The opposite way of solving the same height problem a window cleaner solves by getting a person level with the glass.

See the pressure washing technician page

Commercial Cleaners

Usually a separate contract on the same building: the interior runs to its own re-tender date, while the exterior glass gets booked to whichever window cleaner can actually supply the lift or scaffold this page's argument turns on.

See the commercial cleaner page

Send through the job, whichever side of the line it's on

Send an enquiry with a house round or a high-rise contract and point us at what you're already running online. We'll say plainly what's pulling its weight and what a job on either side of that line is actually worth.

We build the same way for a window cleaner running a round through Geelong's newer estates or quoting a high-rise contract across Melbourne's CBD towers: the reach line decides what a job's worth, not the postcode.
